Welcome to Alivia Property. These terms explain how you may use this website to browse properties and contact Alivia. Please read them together with our Privacy Policy. If you do not agree with these terms, please stop using the website.
1. About this website
Alivia Property provides information about properties in Sabah and a way to make enquiries. Website content is general information, not legal, tax, financial, valuation or investment advice. Seek advice from an appropriately qualified professional before making a commitment.
2. Listings, prices and availability
We aim to keep listings accurate, but information supplied by owners, developers and other sources may change or contain errors. A published listing does not guarantee that a property is still available. Confirm the current price, tenure, size, facilities, condition, permitted use and other material details with Alivia and the relevant documents before proceeding.
Prices are in Malaysian ringgit (RM) unless stated otherwise. Rental periods and per-square-foot rates follow the label on the listing. Taxes, deposits, legal fees, maintenance charges and other costs may be additional. Photos, maps and descriptions are for reference; images may show furnishings or features that are not included, and map locations may be approximate.
3. Enquiries and transactions
Clicking an enquiry button, sending a message or arranging a viewing does not reserve a property, accept an offer or create a sale, tenancy or agency agreement. Any transaction is subject to separate written terms, verification, approvals and the agreement of the relevant parties. Confirm the recipient and written payment instructions independently before transferring money.
4. Mortgage estimates
The mortgage calculator provides illustrative estimates based on the numbers entered. It is not a financing offer or approval. Actual repayments, eligibility, interest rates and fees depend on your lender and circumstances. The estimate excludes costs identified beside the calculator.
5. Acceptable use and content
You may browse listings and share links for lawful personal or business enquiries. Do not submit misleading information, impersonate another person, send spam, interfere with the website, attempt unauthorised access or collect personal data without permission.
Website text, photographs, logos and other materials belong to Alivia Property or their respective owners. Sharing a listing link does not give you permission to republish its photographs or copy substantial content for commercial use. Obtain the rights holder’s permission unless applicable law permits the use.
6. External services
WhatsApp, social platforms, maps and other linked services operate under their own terms and privacy policies. We do not control their content, availability or handling of information. A link does not imply endorsement of all content on that service.
7. Availability and responsibility
We may correct, update or remove content and may suspend the site for maintenance or security. We cannot guarantee uninterrupted access or error-free information. To the extent permitted by applicable law, we are not responsible for losses resulting from reliance on unverified listing information, interruptions or third-party services. Nothing in these terms excludes liability or rights that cannot lawfully be excluded, including applicable consumer protections.
8. Applicable law and changes
These terms are governed by the laws of Malaysia. Disputes may be brought before a court with appropriate jurisdiction, subject to any mandatory rights you have under applicable law. Updated terms will be posted here with a revised date; separate signed agreements are not changed by a website update.
